Toorak's housing stock is among the most varied and highest-value in Melbourne.

The dominant form is large period homes on generous blocks: Victorian Italianate mansions through St Georges Road and Lansell Road, Edwardian homes with deep verandahs and bay windows through the streets between Toorak Road and Orrong Road, and a strong band of interwar Georgian-revival and Tudor-revival estates through the streets behind Heyington station.

Many of these homes carry heritage overlays under the Stonnington planning scheme, which restricts visible external changes but does not affect internal window furnishings.

A second layer of architect-designed contemporary rebuilds from the 2000s onward sits across the southern and western blocks, often replacing single dwellings with large two-storey homes featuring floor-to-ceiling glazing onto landscaped rear gardens.

Apartment stock is limited to a small pocket near Toorak Village and recent low-rise infill along Toorak Road.

Window stock ranges from original heritage sash windows with working sash cords through to modern thermally-broken aluminium with double glazing on the contemporary builds.

Toorak's established canopy of elms, planes, and oaks moderates direct sun on many street-facing windows, particularly through the heritage streets where mature trees line both sides of the road.

The real heat and UV challenge is on the rear elevations, where north and west-facing glazing on extensions and contemporary rebuilds receives full afternoon sun through summer without the street-tree buffer.

Melbourne's Extreme UV index through November to February (12 to 14) is the primary concern here because the interiors contain furniture, art, flooring, and textiles of genuine value.

The heritage homes tend to have smaller windows than the contemporary rebuilds, which limits heat load on the period stock but concentrates it on any modern rear extension.
