Sunshine housing is unusually layered for its size. The original residential stock is mid-century brick veneer family homes from the 1950s and 1960s on quarter-acre lots, mostly through the streets between the station and McIntyre Road.

A second band of 1970s and 1980s cream brick and rendered family homes fills out the central pocket.

The past fifteen years have brought significant apartment development around the station, with multi-storey developments running along Hampshire Road and continuing toward Sunshine Hospital.

Townhouse infill is common across the older streets where original blocks have been subdivided. Hampshire Road itself is a long active commercial strip with mixed-era shopfronts running from the station down to Anderson Road. The window mix reflects all of this.

Original timber-framed sash windows in the mid-century homes, aluminium sliders in the 1970s and 1980s stock, modern aluminium framing in the apartments, and large floor-to-ceiling commercial glazing along the strip.

Sunshine is inland enough that maritime moderation has little effect on summer afternoons, but tree canopy through the older streets is mature and provides genuine softening on most residential blocks.

Apartments along Hampshire Road typically face directly onto open sky with no shading and run hot through the afternoon on west-facing units.

The commercial strip itself gets full unfiltered sun for most of the trading day, which is why heat rejection film is a regular request from shopkeepers.

The mid-century residential pockets behind the strip are usually well shaded by mature trees and the smaller original window sizes meant the rooms were never designed for big solar gain, so heat load is more manageable than in the newer estate suburbs.

Winter is moderate, with the apartments tending toward overheating from their own thermal mass and the older houses tending toward heat loss through single-glazed sashes that have done sixty years of duty.

The Sunshine residential pattern is split by housing era. Mid-century homes take rollers and Roman blinds well because the original window sizes are smaller and the proportions suit a closer-fitting blind.

Plantation shutters work on the front rooms of some renovated mid-century homes where the owner has opened up the original window or added a bay.

Apartments along Hampshire Road suit either vertical blinds across the sliding balcony door or S-fold sheers on a ceiling track, with the choice usually driven by the rental versus owner-occupier distinction.

Verticals are quicker, cheaper, easier to repair and more common in rentals. Sheers look better but cost more and need a renter or landlord willing to pay for the upgrade. The commercial strip takes a different product mix entirely.
