Footscray housing is unusually mixed. The original residential stock is Federation and Edwardian timber cottages on the streets between Geelong Road and the river, many with heritage overlay status that limits external changes but does not affect internal window furnishings.

A second band of Californian bungalows and 1920s and 1930s brick homes fills out the central residential pocket.

The past fifteen years have brought significant warehouse-to-apartment conversion along the river and around Footscray station, plus a wave of new mid-rise apartment buildings on the older commercial fringe.

Townhouse infill is common across blocks where original cottages have been subdivided or demolished. Hopkins Street, Barkly Street and Nicholson Street carry the long active commercial strip with mixed-era shopfronts.

The window mix runs from original timber-framed sashes in the cottages through industrial-era warehouse glazing to modern aluminium framing in the apartments and commercial glazing along the strip.

Footscray sits inland enough that maritime moderation has minimal effect on summer afternoons, but mature canopy across the older residential streets softens direct sun on most cottage blocks.

Apartments along the river and around the station typically face open sky with no canopy shading, which means west-facing units run hot through summer afternoons and east-facing units take strong morning load.

The original Federation cottages were built with small windows by today's standards, so heat load on the original glazing is generally manageable through fabric and Roman blinds.

The rear extensions that almost every cottage has added in the past twenty years are the real heat problem because most carry large floor-to-ceiling glazing onto a small north-facing courtyard.

Winter is moderate, with the cottages losing heat through single-glazed sashes and the apartments holding heat well due to their thermal mass.

Footscray residential work splits cleanly by housing era. Federation and Edwardian cottages take painted timber plantation shutters in 89mm blade beautifully on the front rooms, with Roman blinds in linen or weave fabric on the smaller side and bathroom windows.

The rear glass extensions added to most cottages take an S-fold sheer in a heavier linen weave on a ceiling track, often paired with a blockout roller behind on a separate track for evening privacy.

Warehouse-conversion apartments along the river suit S-fold sheers across the larger industrial-scale glazing and blockout rollers on the bedroom windows.

Newer apartments around the station take vertical blinds on sliders for rental fit-outs and S-fold sheers for owner-occupiers. The commercial strip is where we do most of the film work in Footscray.

Anti-graffiti film on street-facing glass is the regular request because tagging incidents along Barkly Street and Nicholson Street are common enough that landlords now spec the film at lease start.

Frosted privacy film handles the lower band of cafe and hospitality fronts; security film is increasingly common on jewellers and pharmacies.
