Yarraville 3013

Yarraville's dominant stock is Federation and Edwardian timber cottages, with weatherboard fronts and small leadlight detail on the front windows of many homes.

Single-fronted cottages on narrow lots through Anderson Street and the streets running off it are the most common building type. A second tier of double-fronted Victorian terraces and 1920s Californian bungalows fills out the streets between the village strip and Hyde Street.

A small number of mid-century brick veneer homes appear on the inland side of the railway, and recent townhouse infill has begun appearing where larger original blocks have been subdivided.

The village strip itself is a heritage-protected commercial pocket with Federation-era shopfronts and the Sun Theatre as the anchor landmark.

Window-wise, most homes still hold original timber sash windows in the front rooms, with rear extensions added in the past fifteen to twenty years carrying modern aluminium or thermally-broken framing.

Yarraville sits inland from Hobsons Bay and gets standard western Melbourne summer load, with mature street canopy across most residential blocks providing genuine softening.

The Federation cottages were built with small windows, so original heat load is manageable through fabric. The rear glass extensions that most homes have added carry the real summer issue because they often face north or west onto small courtyards with no shading.

UV load is high enough on those rear elevations to fade timber flooring and leather upholstery inside two summers if there is no film and no quality blind.
