Williamstown housing stock

The dominant stock is Victorian and Federation: single-fronted weatherboards through Garden Street and Cole Street, double-fronted brick Victorians along Esplanade and Nelson Place, and Federation cottages in the streets behind the railway.

Most still hold their original timber sash windows, often with the sash cords still working. North toward the railway you pick up some 1920s and 1930s Californian bungalows.

The foreshore between the Time Ball Tower and Williamstown Beach has a small but growing pocket of large architect-designed rebuilds with floor-to-ceiling glazing facing the bay.

Apartments are mostly limited to recent infill near the station and the small commercial strip at Nelson Place.

Heritage overlay status applies across most of the older streets, which restricts visible external changes but not internal window furnishings: anything we install sits inside the architraves and respects the existing window line.

Sun and climate

Williamstown's geometry creates a sharp split. Foreshore-facing rooms get strong easterly morning light off the bay and intense southerly weather in winter.

Streets running back into the suburb get the standard western Melbourne afternoon sun, but the older homes tend to have small windows by modern standards, so heat load is more controlled than it is in the new western suburbs.

The real issue is UV on north and west elevations: original tongue-and-groove flooring fades fast where afternoon sun lands, and many heritage homes have leather or aged-velvet furniture that suffers within two summers without any window treatment.

Sea spray and salt do not reach far inland here in the way they do at exposed bayside suburbs further west, but the foreshore homes do get enough salt to make timber shutter selection a real decision rather than an automatic one.

What works in Williamstown

The default fit-out for a Williamstown front room is white-painted timber plantation shutters with a 89mm or 114mm blade.

The wider blade reads as architectural rather than as a furnishing layered over the window, which respects the proportion of small heritage sashes far better than a roller blind would.

For rear extensions and modern additions, S-fold sheers in a heavier linen weave look right against polished concrete or wide oak boards; pinch pleat is the correct choice if the home is more traditional and has carpet rather than hard flooring in the formal rooms.

On bay-facing foreshore rebuilds, neutral grey or quiet bronze solar film on the glass plus an S-fold sheer behind it is the working combination. We avoid high-gloss or metallic films here because they read wrong from the street on a heritage frontage.

Roman blinds in linen suit the kitchens and bathrooms of the smaller cottages where shutters would crowd the recess.

On the ground

Common questions in Williamstown

Internal plantation shutters do not require heritage approval because they sit inside the window architrave and are not visible as a structural change from the street. Anything visible from the public realm, including external shutters or any change to window framing, would need a planning conversation with Hobsons Bay council.

89mm blades suit the smaller cottage windows and are the safest default. 114mm blades suit the larger double-fronted Victorians and look more substantial in those proportions. We bring sample frames to the measure so you can hold both against the actual window before deciding.

Painted timber works well anywhere more than two streets back from the foreshore. Closer in, particularly on the seaward elevation, aluminium or high-grade PVC blades in the same profile are the longer-lasting choice and are visually very close to painted timber once installed.

Yes. We use the original mounting points wherever possible and repaint or fill any minor damage from the previous installation. For new curtain tracks we prefer ceiling-mounting in the rear extensions and face-fixing above the architrave in the front rooms, neither of which damages the original timber.
