Tarneit 3029

Tarneit housing is overwhelmingly new-build double-storey family homes on small to medium lots, with the dominant stock built between 2012 and 2022 across the Riverdale, Habitat, Newgate, Grandview and Tarneit Gardens estates. Single-storey homes exist but are the minority.

Typical builds run to four bedrooms, two living areas, an open-plan kitchen-dining-living at the rear, and a double-height entry void above the front door. Window framing is overwhelmingly slim black aluminium with floor-to-ceiling glazing across the rear and at the entry void.

Bedrooms typically have one large picture window and a small sliding window for ventilation. A small number of larger custom builds run along the boundary with Hoppers Crossing and the western edge toward Werribee.

The architectural language is contemporary rather than traditional, which steers fabric choices toward neutrals that read well next to black aluminium rather than pure whites that go yellow against dark framing.

Tarneit gets the harshest afternoon sun of any suburb in our service area.

The estates were built on former farmland with almost no tree canopy, lots are small enough that neighbouring homes do not provide much shading, and the slim aluminium framing on most builds offers minimal thermal break.

In January and February, west-facing rooms hit uncomfortable temperatures by 2pm and stay there until sunset.

Most homes were built to current energy efficiency code with double-glazed or low-E glazing, which helps with conduction but does nothing for solar gain through the visible spectrum. The result is rooms that overheat behind glass that meets code on paper.

North-facing rooms are slightly better managed but still get strong morning and midday load.

Winter is moderate by Melbourne standards but the same large picture windows that overheat in summer become heat-loss paths overnight, particularly in the master bedroom where the window is large and the room is hard to keep warm.

The standard Tarneit package runs as follows. A double-track layered combination in the open-plan living, with an S-fold sheer in oat or off-white at the front and a blockout curtain or blockout roller on a parallel track behind.

The sheer handles daytime light and privacy without darkening the room, the blockout pulls across at night for full darkness and TV-watching comfort.

Bedrooms take blockout rollers in coordinated colour, with the master commonly upgraded to a motorised roller because the picture window is large enough that manual chain operation feels heavy.

The void window above the entry takes a motorised roller without exception because manual operation at four metres above floor level is impractical. West-facing rooms in the living wing benefit from solar film on the glass behind the blinds.

The film handles the heat load year-round, the blinds handle privacy and glare. Plantation shutters work in the small pocket of traditional architectural homes but read out of place against the dominant contemporary black-aluminium frontage.

Day-night double rollers are uncommon in Tarneit because the room sizes and ceiling heights favour the layered curtain approach.
