Werribee housing stock
Werribee proper is dominated by 1970s and 1980s brick veneer family homes on quarter-acre lots, with a strong second tier of 1990s and 2000s court and crescent estates filling in former farmland.
The older streets behind the railway carry a small number of original Federation and Edwardian cottages on what used to be the farming district.
South toward Werribee South and the river you find a band of acreage homes, hobby farms and larger custom builds with very different window geometry: long horizontal window banks, big picture windows facing rural views, and full glass walls in the few architect-designed homes.
Wyndham Vale to the north is mostly newer estate stock, similar to Point Cook in build style. Hopwood and Tarneit Road carry the commercial strip, with shopfronts that we occasionally tint or anti-graffiti film as commercial work.
Sun and climate
Werribee runs hot. The town centre sits on flat plains with very little canopy cover, and west-facing rooms in the older brick veneers cook through January and February.
UV is high enough that timber kitchen joinery often shows visible fade after one summer of unfiltered afternoon sun.
Acreage homes south toward the river have stronger wind exposure and more dust through summer; window seals on those properties take a beating and any film or fabric on the south elevation faces a different problem to the equivalent in town.
Winter is colder than the bayside suburbs because there is no maritime moderation: clear nights drop close to zero, and any single-glazed west-facing room from the 1970s and 1980s loses heat fast through the glass.
What works in Werribee
